1- Make rooms look larger by removing furniture, clutter and personal items such as pictures. Buyers need to be able to picture their belongings in your home. This is a great to time have a garage sale. 2- Paint if you have not done so in 3 years, paint is cheap and it can make a world of difference! 3- Clean carpets if needed, ask potential buyers to please remove their shoes. Make a nice sign and provide a small rug to place them on. 4- Replace burnt out light bulbs and light fixtures if needed. 5- Have your heating and cooling system inspected and make sure they are in working order. 6- CLEAN! From top to bottom, your house should be spotless and do your best to keep it that way. Nothing turns a buyer off more then a messy home. 7- Keep closets organized as well, buyers will open every door! 8- Make sure all faucets are in working order and replace if needed. Buyers will flush toilets and turn on faucets. 9- Be extra careful to keep confidential items out of sight. Get a fire proof safe and place important paper work and jewelry. 10- Clean yard by trimming trees, bushes and weeding when applicable. Keep side walks and driveway free of snow and ice. 11- Wash windows inside and out. 12- Inspect the general condition of the out side of your house and the roof. Make any necessary repairs. 13- Advertise as much as you can. There are local papers that are inexpensive to run an ad in. 14- Create a web site if possible with pictures of the inside and out side of you home if able to. 15- Prepare spec sheets including a brief description of your home highlighting key points and the dimensions of each room. Are appliances included? Is the water softener rented? What about that satellite dish? Take everything into consideration and include pictures. 16- Have a home inspection prior to putting your house up for sale. 17- Host open houses and ask buyers to sign your “guest log” to keep track of who has seen you home. 18- Are they pre approved for a mortgage? Ask for them to provide you with a pre approval letter from a local lender. 19- Price house correctly. Keep and eye on the local market and know the prices of homes that are similar to yours this will help you best determine a price. 20- Place sign in front yard, make it attractive and different from the rest. Put smaller signs on the corner of the street to help direct buyers to your home. 21- Don’t get discouraged!
